This is the latest information for ALL of our tenants.

News for all tenants.
 | 11/30/04 - Rents
Please remember that all rents are due on the first
of each month. Also please be aware that your account should have a
zero balance at the end of December 2004. If you wish to
pay your January 2005 rental payment early, you may drop off the payment at
the Americana, Eden Roc & River Park Leasing Office and it will be held
until January 2005. Prepayments for 2005 will not be entered until
year end accounting has been completed. Also, please remember
that January's rental payment is still due on January 1, 2005 even though it
falls during a school break period. Any payments received late will
accrue late fees.

| 10/01/04 - Leasing begins for Fall 2005 -
2006 |
Leasing for the Fall 2005 - 2006 term has begun, thus
we will be showing all units until they are rented.
If you wish to renew your unit, we will be processing
renewals through October 15, 2004. If you wish to renew please be sure
to sign your new lease prior to this date so we do not rent your unit to
someone else.
October 16, 2004 through October 30, 2004 we will be
processing transfers (residents whom which to transfer to another unit within
the community). If you wish to transfer to another unit in the
community, please be sure to sign your new lease prior to this date so we do
not rent the unit you would like to someone else.
November 1, 2004 we begin open leasing to the public
and will be signing leases at that time with anyone wanting to rent a
unit.

| 7/19/04 - $500 CASH DRAWING WINNER |
Congratulations to Derik Redding, our winner
of the $500 cash drawing. Derik will be a new resident with us for
the Fall 2004-2005 Term at River Park Apartments.
| 6/07/04 - Exercise Room & Tanner Now
Open |
At this time, we would like to inform all residents
that the new exercise room and the new tanning bed are now open for full
use. The tanner is only open during office hours (Mon - Fri. 9 am - 5
pm). The exercise room is open from 8 am - 11 pm and you may gain access
to this room only by using the code assigned to your unit. There are
also 4 Ethernet connections and a gatorade drink machine with gatorade, water
and lemonade in the exercise room for resident use as well.
| 3/19/04 - Exercise Room and Tanning Room |
We are currently in the process of adding an
exercise room and a tanning room to our community for our residents. The
construction on these rooms will be starting on Monday, March 22, 2004.
During this time, we apologize for any inconvenience the construction may
cause you. We do not foresee any inconvenience but we would like to
thank you in advance for accommodating the construction crews.
The rooms should be completed no later than April
30, 2004 and all residents will be notified as soon as they are able to have
full use of these rooms. The rooms will be equipped with the following:

These rooms are for resident use only though and will be monitored
accordingly. The Exercise Room will be located to the right of the Leasing
Office and the Tanning Room will be located within the Leasing Office.
Hours in which these rooms will be open and accessible to residents will be
posted and listed in the notice distributed to residents prior to their
opening. If you have any questions, please feel free to contact the
Leasing Office.
| 3/17/04 - City Inspection Rescheduled |
At this time, we would like to notify all residents
that our annual City Inspection has been rescheduled and therefore, maintenance
will continue to come through each unit to ensure we are ready. Please also pay
close attention to the notice distributed by the office concerning do's and
don'ts for the City Inspection.
The City Inspector and Property Manager will be going
through all units on April 9, 2004 from 1 pm to 4:30 pm to perform the
inspection. Residents need not be home for this as we will accompany the
inspector.
Thank you for reading the aforementioned notice
distributed to all residents and complying with all City Codes.

At this time, we would like to notify all residents

Now through Valentines Day, sign a lease for fall
2004-2005 and receive a FREE 27" COLOR TV and be entered into a $500
CASH DRAWING.
Many units are being updated with new furniture and
we have reduced rates for this special as well. Some units may be as low
as $25 to $215 less per installment, come see if one of these could be your
new home and don't miss out on this great offer.
| 12/23/03 - Special Holiday Hours
We will be
closed Wednesday through Sunday, December 24, 2003 - December 28,
2003 in observance of the holiday. We will
reopen on Monday & Tuesday, December 29th & 30th from
9am - 1 pm. We will
close again Wednesday through Sunday, December
31, 2003 - January 4, 2004.
We will be open the week of January 5, 2004
through January 9, 2004 from 11am - 1pm.
We will resume regular business hours on Monday January 12, 2004.

Going out of town for the holidays? With the
cold weather not far away, please be sure to follow a few simple rules before
leaving for the holidays.
1. Always make sure that your unit is
completely locked and secured. Don't leave any windows or doors open or
unlocked. Open windows and doors can also cause frozen pipes.
2. Also be sure you DO NOT
turn your heat off. If you wish to turn it down, please do not turn it
lower than 65 degrees. This is to ensure that the pipes do not freeze in
your unit and burst.

| 11/26/03 - CLOSED FOR THE HOLIDAY
We will be closing at 3:30 pm on Wednesday, November 26,
2003 and we will be CLOSED for the holidays on
Thursday, November 27, 2003 & Friday, November 28, 2003.
We will resume regular business hours on Monday, December 1, 2003. You
may still reach emergency maintenance during the time period in which we
will be closed for any emergency maintenance needs. Please be sure to
refer to your maintenance guide for what is considered an emergency and the
after hours number. If you do not have your maintenance guide, you may
download it from the forms area of this site. Have a safe and
happy holiday.
